Winnebago and Boone Counties: Lost Economic Growth From The Drop In Home Building
June 24th, 2010 by hbarockford2004 was the peak building year in the past decade when 1,865 single family homes were built in Winnebago and Boone Counties, and, the Rockford Area Association of Realtors reported 1,238 new homes sold with an average value of $171,189.
Last year was the lowest year for new home construction when 197 single family homes were built in Winnebago and Boone Counties and the Rockford Area Association of Realtors reported 219 new homes sold with an average value of $199,364.
The National Association of Home Builders has developed economic models to measure the impact that residential construction has on a community. The estimated one year local impacts of building 100 single family homes in a typical metro are include:
$21.1 million in local income
$2.2 million in taxes and fees for local government
324 local jobs
The additional, annually recurring impacts of adding 100 single family homes in a typical metro area include
$3.1 million in local income
$743,000 in taxes and other revenue for local government
53 local jobs
Based upon the reduction of residential construction last year, compared to 2005, 1,668 fewer homes were built so multiply the above numbers by 16.68 ( 1,668/100) to get the lost economic value to the region resulting from the drop in new home construction from its best year to its worst year. The reoccurring impacts from lost construction activity have been huge and are having a negative impact on government revenue streams and services.
Following are the building permit totals for Winnebago and Boone County for the previous decade:
2001 – 1,312
2002 – 1,425
2003 – 1,683
2004 – 1,865
2005 – 1,863
2006 – 1,665
2007 – 996
2008 – 268
2009 – 197
2010 – 96 (year to date May)
